We live in ‘uncertain times’ and it is all ‘unprecedented’, and so on, but that does not mean the fundamentals of human behaviour have changed. When we discuss housing markets, we are really considering how humans behave with respect to housing.
So, what exactly, over the course of less than a year, has changed about the human desire to be comfortably housed, in a relatively small and discrete unit called a family?
Nothing, of course, and that means the primary driver for housing markets is pretty much what it was a year ago.
What is different is that some of the elements that facilitate a housing market have been disrupted, and pretty badly.
