The adoption of the NCC 2022 regulation on 1st May 2023 will bring about some changes that may impact floor plan projects.
In previous versions of the NCC, there were requirements for floor wastes to be installed, and it was implied that fall would be allowed in the construction. The fall of the floor helps drain the surface water.
Volumes One and Two of the NCC 2022 are amended and now set the required fall to any installed floor waste. This also applies to floor wastes installed voluntarily.
Where a floor waste is installed:
- The minimum continuous fall of a floor plane to the waste must be 1:80; and
- The maximum continuous fall of a floor plane to the waste must be 1:50.
This may require the entire wet areas to be set down to avoid having a step at the entry to the laundry, ensuite or bathrooms.
It’s worth noting this may be a more significant issue with the adoption of the Livable Housing Design (LHD) standard that is scheduled for implementation in some states over the next year. The LHD standard requires the following:
- At least one shower must have a hobless and step free entry.
- A lip of not more than 5mm may be provided for water retention purposes.
